Job Title: Capital and Building Preservation Projects Construction Manager
Department: Facilities and Operations
Reports To: Director of Facilities and Operations

The Capital and Building Preservation Projects Construction Manager will assist the Director of Facilities and Operations with the day to day general management and oversight of the Facilities Department Capital Construction Projects, Building Preservation Projects and general Museum Operations. This position requires a working knowledge of building systems including mechanical, electrical, fire/life safety, elevators, parking garage and maintenance of buildings and grounds. In addition, oversees contractors for other facility renovation projects entailing HVAC, electrical systems, and building infrastructure upgrades and renovations for the Museum. The Facilities and Operations Department includes the following groups:Facilities, Life/Safety and Security, Construction Management, Contract Janitorial Services, Contract Protective Services, Contract Pest Management Services.


  • Schedule the project in logical steps and budget time required to meet deadlines.
  • Determine labor requirements and dispatch workers to construction sites.
  • Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
  • Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
  • Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
  • Obtain all necessary permits and licenses
  • Study job specifications to determine appropriate construction methods.
  • Select, contract, and oversee workers who complete specific pieces of the project, such as painting or plumbing.
  • Requisition supplies and materials to complete construction projects.
  • Prepare and submit budget estimates and progress and cost tracking reports.
  • Develop and implement quality control programs.
  • Take actions to deal with the results of delays, bad weather, or emergencies at construction site.
  • Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
  • Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.
  • Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.
  • Evaluate construction methods and determine cost-effectiveness of plans, using computers.
  • Develop multi-year capital improvement plans
  • Develop Requests for Proposals (RFP), select vendors for various contracted services and monitor performance per the contractual agreements. 
  • Develop and implement comprehensive and effective employee and guest safety and loss control programs
  • Develop and implement project management processes and procedures that support the operations and constructions needs of the Museum, including but not limited to the following functional areas: Exhibit Space Prep project management, Large Capital Improvement project management, Office and Floor Space Planning, Construction project management, Space utilization policy development and compliance, Furniture, Fixture and Equipment procurement coordination.


  • Master's degree (M. A.) or equivalent; or four to ten years related experience and/or training; or equivalent combination of education and experience.
  • Prior experience in a museum or cultural institution a plus
  • Bilingual a plus
  • Strong interpersonal skills required
  • Strong team building skills required
  • Must have excellent Auto Cad software skills
  • Basic knowledge of City Building, Exiting and Fire codes
  • Working Knowledge of Construction Means and Methods
  • Basic Knowledge of Building Operating Systems
